Our Roofing Services and Estimates
Orlando Top Roofers is a roofing contractor Orlando FL homeowners trust for residential and commercial roofing. We provide roof repair, roof replacement, storm damage restoration, and emergency roofing across Central Florida. When you request an estimate, we inspect your roof and give you a written, itemized quote. That quote includes materials, labor, tear-off, and disposal. It does not include hidden fees. If we find rot, decay, or sag during the work, we will stop and call you before proceeding. We never start extra work without your approval. Estimates are valid for 30 days. Prices may change if you alter the scope after the estimate.
Warranty and Workmanship Guarantee
We stand behind our work. Every roof we install comes with a manufacturer's warranty on materials and our own workmanship warranty. The manufacturer covers defects like granule loss or end-of-life wear on shingles. We cover installation errors, such as improperly staggered courses or overdriven nails. Our warranty is transferable once within the first five years. You must perform basic maintenance, like keeping gutters clear and trimming branches near the roofline. If you sell your home, contact us to transfer the warranty. We do not warrant damage from storms, hail, or improper maintenance. That includes leaks caused by ice dams or steam ice buildup in winter.
Payment Terms and Financing
We accept cash, check, and all major credit cards. For projects over $5,000, we require a 20% deposit to secure materials. The balance is due upon completion and final inspection. We do not accept payment plans unless you qualify for third-party financing. Financing options are available through our partners. You will see the terms before you sign. Late payments may incur a 1.5% monthly fee. If we must file a lien for non-payment, you agree to pay our legal fees. We do not charge interest on deposits held for less than 60 days.
Cancellation and Rescheduling Policy
You may cancel a scheduled roofing project anytime before materials are ordered. If materials are already on site, you are responsible for the cost of those materials. Rescheduling is free if you give us 48 hours notice. If you cancel after we start tear-off, you owe for labor and materials used to that point. We understand that emergencies happen. If a hurricane is approaching, we will work with you to protect your home. For storm damage, we can help with insurance claims. We will document the damage and provide photos for your adjuster.
Liability and Limitations
Our liability is limited to the cost of the roofing work performed. We are not responsible for consequential damages, such as water damage to your belongings if a leak appears after our work. We will fix any defect in our workmanship within the warranty period. We are not liable for delays caused by weather, material shortages, or acts of God. In Central Florida, that means afternoon thunderstorms from May to October can pause work. We will notify you of any delay. We carry general liability insurance and workers' compensation. Certificates of insurance are available on request.
Governing Law and Dispute Resolution
These terms are governed by the laws of the State of Florida. Any dispute arising from these terms or our services will be resolved in the courts of Orange County, Florida. You agree to attempt good-faith negotiation before filing a lawsuit. If we cannot resolve the issue within 30 days, you may pursue legal action. The prevailing party in any dispute is entitled to reasonable attorney's fees. If any part of these terms is found unenforceable, the rest remains in effect. Our failure to enforce a provision does not waive our right to enforce it later.
