How Do Our Roofing Estimates and Pricing Work?

Every estimate we provide is based on a thorough roof inspection of your Orlando home. We factor in materials, labor, and any storm damage we find. Pricing is valid for 30 days from the estimate date, unless material costs spike unexpectedly—which happens sometimes after a big hurricane. You’ll get a written quote before we start any work, and we won’t exceed that amount without your OK.

What Warranties Come With Your Roofing Work?

We stand behind our craftsmanship with a 10-year workmanship warranty on all residential and commercial roofing jobs. Manufacturer warranties on materials—like asphalt shingles or metal roofing—vary by brand, and we’ll provide those documents at installation. If you notice a leak or defect within that period, call us at (407) 798-8767. We’ll inspect it for free. Warranties don’t cover damage from improper maintenance, severe weather, or unauthorized repairs.

When Do You Need to Pay, and What Happens If You Don’t?

For most roof replacements and installations, we require a 30% deposit upfront. The remaining balance is due upon completion of the job, before we hand over final paperwork. We accept cash, check, and major credit cards. If you’re late on a payment by more than 15 days, we may pause work or place a lien on your property. We’ll always call you first to work out a plan—we’re your neighbors, not a bank.

Can You Cancel a Roofing Project After We Start?

You can cancel any scheduled work up to 48 hours before the start date with no penalty. After that, if we’ve already ordered materials or mobilized our crew, you’ll be charged for those costs—typically 15-25% of the total quote. To cancel, call our office at (407) 798-8767 during business hours. We’ll confirm in writing. No shows for a scheduled roof repair may result in a $150 trip fee.

What Is Orlando Top Roofers Liable For?

We take every precaution during roof installation or repair, but we can’t guarantee against unforeseen issues like hidden rot or structural damage. Our liability is limited to the total contract amount for your job. We aren’t responsible for consequential damages—like water damage to your belongings if a leak occurs after we’ve finished. You can reduce risk by scheduling a roof inspection before any major storm season.

Which State Laws Govern These Terms?

These terms are governed by the laws of the State of Florida, specifically Orange County.
